Conditions of Tenancy
Bookings are accepted for a minimum of one week, from Saturday to Saturday,
or by arrangement, from Sunday to Sunday. Extra nights will be charged
at one-seventh of the weekly rate. The tenancy will be from 1600 hrs on
the day of arrival to 1000 hrs on the day of departure. The tenant will
not sub-let the property and will take every reasonable precaution to
prevent damage to the structure for which he will be responsible, fair
wear and tear excepted. The tenant will be obliged to pay for all broken
or missing contents, including fixtures and fittings, and is expected
to leave the accommodation as he/she would wish to find it. The Estate
reserves the right to charge for extra cleaning if necessary. The number
in the party must not exceed the number of beds provided in the property
booked.
Payment Terms
Rents for cottages are fully inclusive of bed linen, towels, electricity,
heating costs, coal and VAT. A deposit of 40% of total rent is payable
on booking, the balance due one month before arrival. Payment should be
made by cheque in pounds sterling (£), made payable to Mr J.M.M. Humphrey.
Please note we are unable to accept payment by credit card. One dog is
accepted at all properties, with the exception of the months of April
and May at Clearfield, and will be charged at £7.50 per week.
Cancellation
The balance of the rent is due irrespective of cancellation unless the
Estate is successful in re-letting, when the deposit will be refunded,
less a £10 administration charge.
Notes
Tenants are expected to use fuel and electricity as they would in their
own homes, but where excessive amounts are consumed, the Estate reserves
the right to make a charge. Where a telephone is provided, the tenant
is requested to pay for phone calls and any films viewed on Sky Box Office,
where Sky TV is provided. If, due to circumstances beyond its reasonable
control, the Estate is unable to provide the tenant with the cottage or
a suitable alternative, a refund of the deposit will be made, but the
tenant shall have no further claim upon the Estate.
